Apartment prices in the Ulaanbaatar housing market continue to rise. As of November 2025, the average price of both new and old apartments across the capital reached 4.97 million MNT per square meter.
The housing price index increased by 12.7% compared to the same period last year. Of this growth, prices of old apartments rose by 13.9%, while new apartment prices increased by 11%.
By district, Sukhbaatar District remains the most expensive area, with the average price per square meter reaching 5.9 million MNT for new apartments and 5.95 million MNT for old apartments.
In terms of price growth, Khan-Uul District recorded the highest increase in old apartment prices, rising by 18.8% year-on-year. Bayangol District saw a relatively lower increase of 10.2%, while in Songinokhairkhan District, new apartment prices rose by 6.9%. Chingeltei District recorded a modest increase of 0.2%.
According to industry research, apartment prices have been rising continuously since 2023, with growth accelerating from mid-2024 onward. This trend is directly linked to demand, construction costs, and financing conditions.
